Preparing Your Property
The first step to successful property management is working with you to evaluate your property and make recommendations to ensure it is in top conditions to lease. We will meet with you in person, via phone, or over email: however and whenever works with your needs.
Marketing and Advertising
At Alligator Property Management, we know that marketing a property is the most important step of the management process. By using both print and online materials, we are able to advertise our listings to a wide audience. Our team has the experience and knowledge to make sure as many people as possible hear about your listing. We use Multiple Listing Services in addition to many other online tools. Additionally, we are constantly creating new campaigns to send out to our network to let people in the area know about your property.
Determining Price and Screening Applicants
You will work with a trained Realtor Associate/Property Manager to ensure that your property is priced correctly and rented quickly. Our employees are experts in tenant screening (i.e. reviewing credit, criminal, and eviction history in addition to verifying job and income), and they will draft the lease and customize it to you and your property.
The Tenant “Move-in” Process
Once a lease is complete, your manager will perform the tenant move-in process. This is critical to a successful rental, which is why your manager is someone with expert knowledge in the field. This process memorializes the condition of your property and sets the tone of what to expect from the tenant. Your manager will review the important aspects of your property during the move-in.
After Move-in: Rental and Lease Enforcement
Once the tenant is in the property, the goal of the Alligator Property Management team is to enforce the lease and make sure that rent is fully paid. Our policy is as follows: Rent is due by the 5th day of the month. If the rent is not paid, a late fee is assessed. If rent is not received by the 10th day, we will send a notice to “Pay or quit”. If rent is not received by the 15th an eviction will be filed.
Our strict 15 day policy ensures that a tenant will never get more than 60 days behind on rent and keeps losses to a minimum. This policy also assists your Realtor Associate / Property Manager with lease enforcement. Anytime that a tenant violates a lease, a "Notice to Cease" will be sent, which sets the stage for potential eviction, and also sets the tone with the tenant.
Continued Service and Maintenance
When a problem arises with your property, our dedicated staff is there to provide a solution. Your tenant can call in a maintenance request 24 hours a day, 7 days a week. Once a request is received, you will get an email or phone call, and our service department will then follow through on the request.
Our service department staff is accredited and insured. They can do anything related to real estate - from securing a building to unclogging a drain. We offer peace of mind while renovating the property, and fully understand that this is repairs must be quick, inexpensive, and high quality.
